Matt set up BPL (Beddow Partnership Ltd) in 2017 to advise institutional and private investor clients on primarily out of town retail asset management and property management.
He was part of the senior management team for 3m sq ft Stadium Retail Park portfolio, Meadowhall Shopping Centre (1.4m sq ft) and Centro Oberhausen (1.6m sq ft), with further shopping centre experience at Eldon Square, Newcastle, and The Crown Estate’s retail park portfolio.
Matt advised the DSP Group on acquisition and asset management of their 2.5m sq ft, 16-park portfolio, and delivered the workout of the Toys R Us estate — achieving solutions for 1.6m sq ft of out-of-town retail. In 2020 he was appointed by Schroders, USS, GTI and L&G to stabilise Monks Cross Shopping Park (360,000 sq ft) from below 50% occupancy to 98% on exit.
Previously a Director of Smith Young (leading shopping centre retail agency), Matt was a founding principal of Stockford Anderson (now HLRE), a specialist out-of-town retail property consultancy.

Rob has over 15 years of experience in commercial property and asset management across the retail, industrial, and office sectors.
Rob works with Matt on the asset management of the retail park instructions and advises clients on redevelopment opportunities.
He has developed a strong specialism in managing distressed commercial property portfolios, acting on behalf of LPA Receivers for Deutsche Bank.
In this role, Rob has overseen the development and implementation of strategic asset management plans, focusing on stabilising underperforming properties in the short term while identifying and delivering initiatives to maximise long-term value.
Rob joined BPL in 2022 and currently advises on a portfolio of over 3 million sq ft of commercial property across the UK. His key instructions include Manchester Fort Shopping Park and Crescent Link Retail Park in Londonderry.

Sarah spent 15 years at Intu Properties in the senior asset management team, overseeing leading UK shopping centres including Lakeside, Metrocentre, St David’s Cardiff and Derbion. She worked closely with development teams on major retail and leisure extensions at Lakeside and Eldon Square.
Sarah now provides strategic asset management advice to Cheshire West and Chester and Trafford Councils, drawing on her expertise in leasing and placemaking to support their retail property portfolios. As strategic leasing advisor for Chester Market — a 36,000 sq ft award-winning market hall within the Chester Northgate regeneration scheme — she advised on occupier strategy and tenant mix. She also supports Baltic Creative CIC, Liverpool’s leading creative and digital workspace community.
Throughout her career, Sarah has built an extensive network of occupiers, agents, investors and stakeholders, enabling her to deliver successful asset management, leasing and regeneration outcomes across a broad range of retail and mixed-use destinations.

Sharon has worked at BPL since the beginning in 2007 joining to run the property finance function.
Prior to BPL Sharon worked for the Leverhulme Estate managing the finances for the diverse estate.
Sharon has built strong relationships with the majority of retail park occupiers over the last 20 years and manages the finance and accounts function for BPL.
These relationships and a strong reputation for accuracy and reliability in the market delivers rent collection performance far in excess of the market norm.

Karen has over 20 years commercial property litigation working at Addleshaws, DWF and Brabners.
Karen has extensive experience in property and development litigation and has advised on numerous regional shopping centres including Meadowhall Shopping Centre and the Stadium retail park portfolio.
Karen was a key member of the Baltic Creative CIC board from 2018 to 2025, being Chair of the board for the last two years.
Karen provides strategic advice to BPL on governance and AML issues.

Steve has worked at BPL from the beginning in 2007 joining to head of Property Management team.
Steve started work at Meadowhall Shopping Centre working in a variety of roles in the property management department including being responsible for the oversight of tenant shop fits and renovations.
Steve has worked with Matt since 2001 firstly at Smith Young followed by Stockford Anderson and now BPL.
Steve has extensive experience of retail park and shopping centre management working on the Stadium Group Portfolio as well as for institutional and private investors.
